Why the agent you hire matters...

Most agents today only sell about half of the listings they take - many sell a lot fewer than that.  There are many reasons - mediocre photos, poor or non-existent virtual tours, lack of advertising, a poor understanding of staging and bad pricing advice are just a few.  In the past 5 years (since January 1 of 2005), Chad has sold a triple-digit number of properties while only a few expired without selling.  His clients have experienced a success rate over 93%, and have sold for an average of 99.2% of listed price!*.

 

Comparatively, we ran a report for a couple of other good agents in our office - Lorraine Dill & Lori Lewandowski - and found that since last year alone (Jan 1, 2009 through March 9, 2010 - when these reports were investigated), they sold 45 listings - but had a whopping 71 - expire and/or cancel!  That means that, out of a total of 116 listings, only 45 sold - less than half.  The MLS reports also indicate that their clients received, on average, 96.3% of listed price, while our clients received 99.2% of asking price - looking back a full five-plus years!  With an average sale price of well over $300k, our clients stood to receive nearly $10,000.00 more, each.   Lorraine and Lori are good agents - their number of sales is strong, and cancellations & expired listings aren't uncommon in our industry - but our excellent closing ratio & the high percentage of listed price we get for our clients is.  This goes to show that some agents who are really good at getting listings may not be as good at actually selling or negotiating high prices on them.  This is why we believe in our tag line... "We don't just list homes, we SELL them!".
